Emerging Market Partners, LLC has gained a unique insight into the dynamic and highly competitve North Texas real estate market. Our management has over three decades of experience, and EMP has assumed a position at the forefront of the industry as a provider of commercial real estate development services.

Our projects have included multi-use land developments, multiple industrial warehouse facilities, government office complexes restaurant/hotel developments, a large shopping center complex anchored by a major national retailer, and several multi-use retail projects anchored by highly recognized retailers and restaurants. EMP has represented tenants in the location and acquisition of numerous sites for major retail stores, restaurants, and theatre complexes, as well as providing leasing and property sales services.
Scott R. Steenson
Scott is President of Emerging Market Partners, LLC. He has been active in the commercial real estate industry for more than thirty-years. Over his career, he has acquired extensive experience and expertise in multi-use land development, commercial shopping center development, tenant representation, and general commercial real estate brokerage, overseeing numerous successful development projects and representing commercial tenants throughout Texas. His professional achievements reflect a broad scope of land and commercial development projects, including residential, office, and commercial venues at major shopping centers, and a variety of built-to-suit scenarios.
Projects:
Polo Park - a 113-acre multi-use land development located in Midland, Texas. The centerpiece of the development is the Colonnade at Polo Park, a 100,000 sq. ft. specialty retail shopping center anchored by Julian Gold, a fine ladies couture shop with local/regional tenants and a free-standing Chili’s Grill and Bar.
Midland Business Park - a 68,000-sq. ft. rail-served industrial warehouse located in Midland, Texas
Venture Park - a 9-acre restaurant/hotel complex located in Waxahachie, Texas. Anchored by Chili’s Grill & Bar, Chick fil A, Johnny Carino’s Country Italian Grill and Holiday Inn Express.
Waxahachie Towne Center - a 400,000+ sq. ft. 36-acre retail shopping center complex located in Waxahachie, Texas anchored by Target, Lowe’s Home Improvement Center and Belk Department Store. Freestanding restaurants include Fire Mountain Grill, Long John Silvers/A&W Root Beer, Panda Express and Olive Garden Italian Restaurant plus approximately 50,000 sq. ft. of retail shops.
Cedar Creek Marketplace – an 8 acre retail project anchored by Chili’s Grill & Bar and CVS Pharmacy located in Gun Barrel City, Texas
Gun Barrel City Centre – a 10 acre retail project anchored by a Brookshire’s Grocery Store located in Gun Barrel City, Texas
Mount Pleasant Marketplace – a 5 acre retail project anchored by Chili’s Grill & Bar and Candlewood Suites Hotel located in Mount Pleasant, Texas
Corsicana Marketplace – a 5 acre retail project anchored by Chili’s Grill & Bar and Office Depot located in Corsicana, Texas
Farmersville Marketplace – a 15 acre retail project anchored by Brookshire’s Grocery Store located in Farmersville, Texas
Greenville Towne Center – a 66 acre planned use land development for a grocery and soft goods anchored regional shopping center located in Greenville, Texas

Kim A. Wiens
Kim has been active in the Texas real estate market for the past 15 years. His career started at the State of Texas General Land Office. During his four terms with the State of Texas, he served as project manager for the disposition of the U.S. Department of Energy's Superconducting Super Collider (SSC) project outside of Dallas, Texas. He was responsible for the sale of 10,000+ acres of commercial, agricultural and rural residential property that had been purchased for the SSC by the State of Texas. The SSC project also included the management and negotiation of the eventual sale of the Central Laboratory Facility; a 560,000 sq. ft. office/R&D/warehouse facility located in Waxahachie, Texas. In addition, Mr. Wiens also marketed and negotiated the sale of the Linear Accelerator Facility.
Kim then joined Ablah Enterprises, a private real estate investment firm based In Wichita, Kansas. He supervised the Dallas office for ten years and was involved in the purchase and sale of over 75 million dollars of warehouse and office facilities and land transactions in the DFW Metroplex. Additionally, Kim was responsible for the marketing, leasing and management of the aforementioned properties whose tenants included: U.S. Transportation Security Administration; U.S. Federal Land Marshals; Allstate Insurance Company; Boeing; Toyota Motor Company and United Technologies.
Kim joined Emerging Market Partners in June of 2007 as Vice President and is involved in the current retail developments of the firm. Additionally, he is in charge of diversifying the interests of Emerging Market Partners into the office and Industrial development/investment market.
